SafeAir Certified Mold Inspection Inc has published “What Is Included in a Commercial Mold Inspection?” for building owners and managers in the Atlanta area. The guide explains how to prepare for an assessment and what the resulting findings can help clarify.
The guide distinguishes an inspection from mold testing and remediation. An inspection reviews accessible building conditions, moisture evidence and the property’s history. Testing involves collecting samples for laboratory analysis when those samples can answer a defined question. Remediation addresses affected materials and moisture-related causes under a separate scope. A commercial assessment may involve inspection, testing or both, depending on the building and the information needed.

“Building records can give an inspector context that a single visit cannot provide,” said Alex Laldin, marketing director of SafeAir Certified Mold Inspection Inc. “The guide explains what information to gather and why the scope should match the concern being investigated.”
The resource advises building contacts to gather dates and locations of leaks, roof problems, plumbing failures and flooding before an inspection. Drying and repair records, photographs, prior reports and notes about persistent odors or condensation can add context. In a commercial property, the locations of occupant complaints and the names of maintenance contacts can also help define where an inspector should focus. These records provide a property history; they do not, by themselves, confirm a current mold condition.
Depending on the agreed scope, an inspection may review accessible interiors, known water-damage areas, moisture-prone spaces and observations related to heating, ventilation and air conditioning systems. Exterior drainage, crawl spaces and attics may also be relevant. Moisture meters and other tools can support those observations, but no tool can reveal every condition concealed behind building materials. An inspection documents the areas assessed and the limits of what could be observed at the time.
The guide also addresses decisions about sampling. Visual observations and moisture findings can identify areas that need closer attention. Samples can help characterize collected material or compare selected environments when there is a specific reason to collect them. Air sampling is not required for every inspection, and a laboratory result should be considered alongside its collection location and purpose. Without that context, a result may provide little direction for a building decision.
Commercial inspections require access planning as well as a defined scope. The guide identifies mechanical rooms, roof and ceiling areas, tenant spaces and storage rooms as locations that may need to remain accessible. The guide recommends coordinating with a building contact so work can be scheduled with less disruption while still allowing access to relevant areas. A useful report should identify the spaces inspected, observed conditions, limitations, supporting photographs or measurements, and recommended next steps. If samples were taken, the report should connect the laboratory findings to each sampling location.
For buildings with past water damage, the guide recommends retaining incident timelines, photographs, invoices, drying records and repair details. A surface that looks clean does not establish that concealed materials dried properly. An odor or stain alone should not be described as confirmed mold without supporting evidence. An environmental inspection can document building conditions, but it cannot diagnose illness or determine the cause of an individual’s health concerns.
